Vacancy loss is the rent you did not earn because a unit was empty or taken off the market during a period.
Updated Sep 12, 2026
Vacancy loss is the gap between what the unit could have earned and what it did earn while empty. It is one of the fastest ways a solid rent roll becomes a weak year.
The usual drivers are slow leasing, long make-ready, weak pricing, and seasonal demand. Track days vacant, not only a month-end occupancy percent.
Unitz connects leasing status, make-ready, and asking rent so vacancy is visible as both a unit problem and a dollar problem. See Automated Leasing.
Effective gross income is gross potential rent plus other income, minus vacancy and credit loss.
Make-ready is the turn process that takes a vacated unit from notice to rent-ready: clean, repair, paint, and inspect.
Physical occupancy is the share of units that are leased, regardless of whether the contracted rent is at market.
Turnover rate is the share of units that changed occupants during a period, usually a year.
