No Data Selling
We never sell cookie data or personal information to third parties.
1. What Are Cookies?
Cookies are small text files that are placed on your device when you visit a website. They are widely used to make websites work more efficiently, provide a better user experience, and give site owners useful information. We also use similar technologies such as local storage, session storage, and pixels, which function in a comparable way.
2. How We Use Cookies
Unitz AI uses cookies for the following purposes:
Operating the platform: Authenticating your sessions, preventing security threats, and ensuring our infrastructure works correctly.
Remembering your preferences: Storing your theme choice, table layouts, onboarding progress, and form drafts so you can pick up where you left off.
Improving our service: Understanding how visitors navigate the platform so we can fix issues, optimise workflows, and build better features.
Integrating third-party services: Enabling payments, e-signatures, maps, calendar syncing, and AI-powered features that rely on external providers.
3. Types of Cookies We Use
3.1 Essential Cookies
These cookies are strictly necessary for the platform to function. They cannot be disabled. They include:
Authentication (Clerk): Session cookies for secure sign-in, user identity verification, and account management.
CSRF Protection: Security tokens that prevent cross-site request forgery attacks on your account.
Cookie Consent: Stores your cookie preferences so we respect your choices on subsequent visits.
reCAPTCHA (Google): Bot-detection on public forms such as applications and contact forms. May set cookies and analyse interaction patterns.
3.2 Analytics & Performance Cookies
These cookies help us understand how visitors use Unitz so we can measure and improve performance. They are optional and require your consent.
Microsoft Clarity: Session replays, heatmaps, scroll depth, and click tracking to identify UX issues. Collects device type, browser, screen resolution, and approximate location.
Unitz Analytics: First-party tracking of page views, button clicks, and feature usage. Events are associated with your user ID and organisation.
Google Analytics / Tag Manager: Traffic analysis, referral sources, session duration, and demographic estimates. Sets cookies such as _ga and _gid.
Rollbar: Error monitoring and crash reporting. Captures stack traces, browser info, and device details when errors occur.
3.3 Functional & Preference Cookies
These cookies remember your choices and personalise your experience. They are optional and require your consent.
Theme Preference: Stores your light/dark mode choice in local storage.
Accessibility Preferences: Stores optional display and navigation settings (reduced motion, high contrast, large text, screen reader optimizations, enhanced keyboard focus) in local storage under the key unitz-accessibility. These are functional preferences only — not used for advertising or analytics — and do not require marketing cookie consent. See our Accessibility Statement.
Table & Column Layout: Remembers column visibility and ordering preferences across data tables.
Form Drafts: Auto-saves in-progress form data locally so you don't lose work if you navigate away.
Recently Viewed: Tracks recently viewed items to enable quick navigation.
Onboarding Progress: Remembers completed onboarding steps so they are not repeated.
3.4 Third-Party Service Cookies
External services that power payments, banking, maps, and AI features may set their own cookies. These are optional and require your consent.
Stripe: Processes payments and subscriptions. May set cookies for fraud prevention. We never store full card numbers.
Plaid: Securely links bank accounts for transaction imports and financial reporting.
OpenAI & Anthropic: Powers AI chat, document analysis, and financial insights. Prompts and relevant data are sent to these providers for processing.
Mapbox & Google Maps: Displays property locations, geocoding, and street views. May collect approximate location and usage data.
Dropbox Sign: E-signature services for lease execution. Uses OAuth cookies to authenticate securely during redirects.
Google / Outlook Calendar: Calendar integration for scheduling. Uses OAuth tokens stored as cookies during the authorisation flow.
4. Managing Your Cookie Preferences
When you first visit Unitz, we present a cookie consent banner that lets you accept all cookies, decline optional cookies, or customise your preferences by category. You can change your preferences at any time by clicking the link in the footer of any page.
You can also control cookies through your browser settings. Most browsers allow you to:
View what cookies are stored and delete them individually or in bulk.
Block third-party cookies.
Block cookies from specific sites.
Block all cookies from being set.
Delete all cookies when you close your browser.
Please note that blocking essential cookies will prevent the platform from functioning correctly.
5. Cookie Retention
Cookies have different lifespans depending on their purpose:
Session cookies: Deleted automatically when you close your browser. Used primarily for authentication and security.
Persistent cookies: Remain on your device for a set period (typically 30 days to 2 years) or until you delete them. Used for preferences, analytics, and consent records.
Local storage: Persists until explicitly cleared by you or our application. Used for theme, table layout, and form draft storage.
6. Do Not Track
Some browsers offer a “Do Not Track” (DNT) signal. There is currently no industry standard for how websites should respond to DNT signals. However, if you decline optional cookies through our consent banner, we honour that choice regardless of your DNT setting.
7. Updates to This Policy
We may update this Cookie Policy from time to time to reflect changes in the cookies we use or for legal, operational, or regulatory reasons. When we make material changes, we will update the “Last updated” date at the top of this page and may re-prompt you for consent.
8. Related Policies
This Cookie Policy should be read alongside our Privacy Policy (which explains how we collect and process personal data), our AI Transparency notice (which explains how AI features use data), and our Terms of Service (which governs your use of the platform).
