Most operators already run a cloud suite with dashboards, modules, and exports. Unitz is an AI-native system of record: you ask a question and take the next step in one place. This page does not name other vendors.
| Category | Unitz | Typical suite |
|---|---|---|
| Workspace | Ask about rent, repairs, or renewals and act from the same conversation, with approval on consequential steps. | Role-based dashboards, lists, and modules. AI, when present, is usually a separate assistant on top of those screens. |
| Leasing | Applications, screening, showings, and digital leases in one Unitz flow. | Leasing, listings, and screening live in dedicated modules of the suite. |
| Maintenance | AI triage, vendor dispatch, and work-order tracking with human review. | Resident requests and work orders tracked in a maintenance module. |
| Accounting | Property ledger, owner activity, and live NOI in the same product as operations. | Full property accounting, owner statements, and reporting in the suite. |
| Residents | Payments, requests, messages, and lease documents in one resident portal. | A resident portal beside the staff product, often with a separate login and inbox. |
| Owners | Owner statements and distributions next to the operating numbers that produced them. | Owner reporting as a scheduled packet from the accounting module. |
| Documents | Leases, COIs, and notices stored with the property, unit, and people they belong to. | A document library or attachments on each record, searched separately from the work. |
| Reporting | Portfolio occupancy, collections, and NOI you can ask about in the same thread. | Saved reports and exports you open from a reports menu. |
| AI and approvals | Ask in the same thread as the record. Notices, vendor dispatch, and other consequential steps wait for a person. | An optional assistant beside the modules. Staff still open the right screen to confirm and send. |
| Customization | A standard operating model, plus a few staff-only custom fields on properties, units, tenants, leases, owners, and vendors. Recreate only the weekly workflows you still need. | Custom fields, saved reports, and posting rules accumulated over years. |
| Mobile | Staff and residents use the same product on a phone for requests, messages, and approvals. | A companion app or mobile site next to the desktop suite. |
| Switching in | Self-serve CSV or Excel import at Settings → Data Import. Some cloud suites also expose an Open API; Unitz can pull from that API when your current plan includes it. | Standard property, unit, tenant, and lease exports that Unitz can map. |
A stacked property-management product usually grew as a database with screens on top: a property list, a leasing module, a work-order queue, an accounting book, and a reports menu. Staff learn which tab holds the answer. AI, when it exists, is often a chat pane that still has to be pointed at the right record.
Unitz inverts that. The ledger, leases, requests, and people are the same product as the assistant. You ask how a building is collecting, which leases end this month, or which repair is waiting on a vendor — and the next step is in the same thread, with review before anything consequential goes out.
Teams that want fewer tabs and a shorter path from a question to an approved action. Operators who have outgrown spreadsheets but do not want to recreate every custom field from an older database. Independent managers and small-to-mid portfolios that want leasing, maintenance, and the books in one place.
It is a weaker fit if your office depends on years of one-off custom reports, or if you must keep a highly tailored general ledger exactly as it is through the next audit. In that case, import people and leases first and plan the books later.
In a typical suite, Monday morning is a tour: occupancy in one view, delinquencies in another, open work orders in a third, renewals in a fourth. Someone exports a rent roll when an owner calls.
In Unitz, those questions share context. A late rent balance, an open repair on the same unit, and a lease that ends in 30 days can sit in one conversation. Approvals stay on notices, vendor dispatch, and other steps that should not fire on their own. See financial intelligence, smart maintenance, and automated leasing.
Residents still need a place to pay, request a repair, and read the lease. The Unitz resident portal is that place — not a bolt-on inbox next to the staff product. Owners get statements and distributions tied to the same operating numbers the manager sees, instead of a packet assembled only at month-end.
Start with properties, units, tenants, and leases. Map leftover spreadsheet columns to lightweight custom fields, or skip anything you no longer need.
Use Settings → Data Import for CSV or Excel. If your current suite offers an Open API on a qualifying plan, connect that instead of a file.
Match columns, check duplicates, and preview the batch. Undo is available if the mapping is wrong.
Run leasing, maintenance, and collections in Unitz first. Bring GL history or a heavily customized ledger later with assisted migration if you need continuous owner statements.
Start with pricing, book a consultation, or browse the glossary if you want the same words — NOI, rent roll, BVA — defined the way Unitz uses them.
Stay on the current product if you close a highly customized ledger every month, if one-off reports are the work, or if you are mid-audit and cannot change the system of record. Unitz can still take people and leases. The books can wait until a period boundary.
Years of custom fields, one-off posting rules, and reports that only one bookkeeper understands. Unitz standardizes the operating model on purpose. Bring the records that matter, then recreate only the workflows you still run every week. That is usually faster than a perfect replica of the old database.
Start with a CSV import or an Open API pull when your current plan includes one. We will help with the rest.
