The gross rent multiplier is purchase price divided by annual gross scheduled rent, used as a quick screening ratio.
Updated Sep 12, 2026
GRM = Price ÷ Annual gross scheduled rent
Gross rent multiplier is a first-pass screen, not an underwriting conclusion. It is useful when you are ranking many listings and need a consistent rent-to-price snapshot.
Always follow GRM with vacancy, operating expenses, and a cap-rate or cash-on-cash check.
Unitz stores asking rent and actual rent so loss-to-lease and GRM inputs stay visible. See Portfolio Analytics.
The capitalization rate is NOI divided by current market value (or purchase price), expressed as a percentage.
Effective gross income is gross potential rent plus other income, minus vacancy and credit loss.
Vacancy loss is the rent you did not earn because a unit was empty or taken off the market during a period.
