A chart of accounts (CoA) is the filing system for the ledger. Too few accounts hide problems. Too many accounts make reports unreadable.
Standardize names for rent, other income, repairs, utilities, insurance, and management, then map imports into those accounts.
Unitz uses a shared chart so every property speaks the same financial language. See Financial Intelligence.
The general ledger is the complete set of accounts where every debit and credit is recorded.
Operating expenses are the recurring costs of running a property, such as repairs, insurance, utilities, and management fees.
A trial balance lists every account balance to confirm total debits equal total credits before you issue statements.
