Leasing
Loss to lease is the gap between current market (asking) rent and the actual contracted rent on occupied units.

Loss to lease tells you how far in-place rents sit below the market you could get today. It is useful for renewal strategy and valuation, not for blaming last year's lease.
Watch it by unit type. A few under-market renewals can hide inside a healthy occupancy rate.
Unitz compares asking rent to lease rent on the same unit. See Portfolio Analytics.
The capitalization rate is NOI divided by current market value (or purchase price), expressed as a percentage.
Economic occupancy is collected or contracted rent as a share of gross potential rent, capturing vacancy, concessions, and loss to lease.
A rent roll lists units, occupants, lease dates, charges, and deposits so you can see who lives where and what they owe.
