Accounts receivable (AR) is money tenants and other customers owe you for rent, fees, and billed charges that are not yet collected.

AR is the open balance on tenant ledgers and other billings. Aging AR is how you see who is 0–30, 31–60, or 61+ days past due.
Healthy operations keep AR visible daily, not only at month-end. Unitz ties charges, payments, and delinquency so AR matches the rent roll. See Financial Intelligence.
Accounts payable (AP) is money you owe vendors and other payees for bills that have been received but not yet paid.
Delinquency rate is the share of billed rent that is past due beyond your grace period, measured in dollars or resident count.
A rent roll lists units, occupants, lease dates, charges, and deposits so you can see who lives where and what they owe.
